AN INTRODUCTION
The classic symbol for Zen is the enso. It is known as the circle of enlightenment. In the sixth century ancient text referred to the way of Zen as a circle of vast space, lacking nothing, and nothing in excess.
At first glance the ancient enso zen symbol appears to be nothing more than a circle. But it’s symbolism refers to the beginning and end of all things, the circle of life, and the connectedness of existence. |

Auctions are arguably the most exciting and effective method of selling property. |

Auctions are quick and accurate, and are a good choice either for sellers who need to sell urgently or simply wish to conclude a cash sale. |

Auctions offer a unique three pronged marketing push allowing for a sale either on the day of auction, before the auction date or directly after auction. |

With auctions, sellers are able to set reserve prices, convenient settlement dates and are under no obligation to accept the highest bid at auction. |

As reserve prices are not declared, sellers are able to gauge and realize realistic market prices without having to keep their properties on the market for extended periods of time. |

Auctions create a sense of urgency amongst qualified buyers as buyers have they have a set time frame within which to act. |

Auctions create a competitive environment which is completely transparent to the seller and potential buyers alike. |

With auctions all sale agreements are unconditional and no cooling off period applies to buyers. |

At property auctions, potential buyers are gathered in one spot. Because bidders have to be able to pay the purchase price upfront, or have their finances pre-arranged, there are no suspensive conditions and other complications. This means that, when the hammer falls, the seller sells and gets the money quickly. |

Buyers know exactly who is bidding against them on auction and exactly what the competition is offering. |

The auction process is transparent. No one can tell a buyer that there is a higher offer than his, if it is not true. |

Sellers at auctions are usually highly motivated. Auction sellers are not merely testing the market - They want to sell. |
